اولین حفاری هاو پژوهش‌های باستان شناختی در نیشابور، از سال‌های ۱۹۳۵ و ۱۹۴۷ میلادی شروع شد و توسط هیات ایران شناسی موزه متروپولیتن نیویورک، ویلکینسون و اوپتن بر روی خرابه‌های شهر قدیم نیشابور-جنوب شرقی شهر کنونی نیشابور- انجام گردید و در سال ۱۹۶۶ میلادی ریچارد بولیت نیز برنامه پژوهشی مدونی را جهت تعیین وضعیت و بازسازی محلات و بازارها، و محدوده شهر قدیم نیشابور انجام داد. همچنین در سال ۱۳۴۳ شمسی یک هیات باستان شناسی از طرف وزارت فرهنگ و هنر به سرپرستی سیف اله کامبخش فرد و امیر ماهانی و در سال ۱۳۶۷ نیز هیاتی به سرپرستی سید محمود موسوی در قسمت‌هایی از شهر قدیم نیشابور اقدام به کاوش نمودند. بر اثر کاوش‌های به عمل آمده مشخص گردید که نیشابور در سده‌های سوم تا هفتم هجری یکی از مهمترین و بزرگترین مراکز ساخت سفالینه‌های اسلامی در ایران بوده و سفال نیشابور با سفال شهرهایی چون ری و جرجان برابری می‌کرده‌است. در سال‌های (۱۳۸۰- ۱۳۷۸) کاوش‌های باستان شناختی محله شادیاخ نیشابور توسط هیاتی به سرپرستی رجبعلی لباف خانیکی شروع شد که تاکنون به صورت فعال و نیمه فعال ادامه دارد.
